# Which inspection do you actually need? Quick Guide.

People ring up and ask for "a full inspection." Often they need a damp investigation, and sometimes they need a roof inspection and an engineer. Start from the decision, not the product.

## You are about to sign an offer to purchase

A **pre-purchase inspection**. It is a comprehensive non-invasive visual inspection of readily accessible areas, covering visible structural elements, finishes, roof, damp, plumbing fixtures, electrical fittings, windows, doors, ceilings, floors and external areas. Add the repair budget — it is what turns the report into a negotiating position instead of a worry list.

## You own the place and want to stop being ambushed

A **maintenance inspection**. Detailed, focused on maintenance items across the building envelope, roof, waterproofing, damp, cracks, plumbing, electrical observations and finishes. The budget estimate is included rather than optional, and the findings come prioritised, which is what makes it usable for a body corporate or an estate.

## There is a stain, and you want to know why

A **damp inspection** if the mark is on a wall or ceiling and you are not sure of the source — rising damp, penetrating damp, condensation and a plumbing leak look similar and get fixed completely differently. A **roof inspection** if you know the water is coming from above and want to find the entry point. A **waterproofing inspection** if it involves a balcony, parapet, flat roof, planter box, expansion joint or retaining wall.

Getting this one wrong is expensive: a rising damp treatment on a wall that is actually being fed by a blocked downpipe fails, and you pay twice.

## Handing over or taking back a rental

**Rental entry** before occupation, **rental exit** at hand-back. The exit inspection is only genuinely useful if an entry inspection exists to compare it against. If you are a landlord who has skipped the entry report for years, that is the gap to close first.

## Something has been built, or repaired

A **snag inspection** after completion of construction or repairs — finishes, workmanship, fixtures, fittings and the operation of accessible items. **Project monitoring** if you want periodic eyes on workmanship, progress and quality control *during* the works, which is cheaper than discovering it afterwards. A **building defect inspection** where a specific defect or failure needs investigating and the report may end up with an attorney.

## An insurer is involved

An **insurance inspection**: an independent damage assessment covering storm, water, impact or fire damage and visible structural concerns. Note the exclusion carefully — we assess and document. We do not approve claims, and we are not the insurer's decision-maker.

## The two-minute version

- Making a purchase decision → Pre-Purchase Inspection, or Essential Property Inspection for an overview

- Planning and budgeting → Maintenance Inspection, or a 10-Year Maintenance Plan

- Chasing water → Damp & Moisture Inspection, or Roof Inspection

- Adding solar → Pre/Post-Solar Roof Investigation, before the panels go on

- Tenancy changing hands → Rental Entry / Exit Inspection

- Work just finished → Snag Inspection

- Work still running → Project Monitoring

- A leaning or cracked wall → Boundary Wall Investigation

- Dispute or claim → Building Defect & Crack Inspection, or Insurance Risk Investigation

What each service covers is set out on the [inspections page](https://tlcinspect.co.za/property-inspection-services-gauteng/). If it is still not obvious, ring and describe the property — that conversation is free, and it is faster than reading.
