# What Affects Property Inspection Pricing in South Africa?

# What Affects Property Inspection Pricing in South Africa?

Property inspection fees can vary because every property and client requirement is different.

At TLC Inspect, the quotation is based on four main things:

**Selected service + Property size + Location + Agreed scope**

## 1. The service you choose

Different Inspections, Investigations and Property Services involve different levels of work.

An Essential Property Inspection provides a focused visual assessment of important areas.

A Pre-Purchase Inspection is more detailed.

A Roof Inspection, Damp & Moisture Inspection or Building Defect & Crack Inspection focuses on a more specific area or concern.

TLC also provides focused Investigations, including:

- Pre/Post-Solar Roof Investigation

- Insurance Risk Investigation

- Boundary Wall Investigation

The selected service therefore forms an important part of the quotation.

You can [view TLC’s Property Inspection Services](https://tlcinspect.co.za/property-inspection-services-gauteng/) to compare the available Inspections and Investigations.

## 2. Property size

Larger properties generally require more time to inspect, more information to record and more findings to assess and report on.

The quotation is prepared according to the property size or inspection area provided.

## 3. Location

The location of the property is also considered.

TLC Inspect is based in Gauteng and undertakes work in **Gauteng, surrounding areas and countrywide**.

Where additional travel time, distance or accommodation is required, this can form part of the quotation.

## 4. The agreed scope

The scope determines what is included.

Each TLC Inspection, Investigation or Property Service has its own defined purpose and scope.

If additional areas or further work are required, these can be added and quoted where applicable.

For example, a client may require an Essential Property Inspection but also have a specific boundary wall concern requiring a Boundary Wall Investigation.

That additional work should be clearly agreed rather than assumed to be included.

## What might require a separate quotation?

Depending on the client’s needs, separately scoped work can include:

- Focused Inspections

- Focused Investigations

- Repair Specifications

- Project Monitoring

- Repairs & Remedial Works

The fact that TLC can assist with these services does not mean they are automatically included in the original inspection fee.

## What about payment?

For TLC Inspections, Investigations, Repair Specifications, Property Consultancy and Project Monitoring:

**50% deposit is payable on booking or acceptance, with the final 50% payable after the inspection or site work has been completed.**

For Repairs & Remedial Works:

**60% deposit is payable, with the remaining 40% due on completion.**

## So how is the price worked out?

There is no single fee that suits every property.

TLC prepares the quotation according to the actual property and work required.

The important thing is that the client knows what is included before the work begins.
