TLC Inspect

The inspector

Sean Coetzee — Property Inspector

From steel structures and manufacturing to residential, commercial and industrial property, Sean brings practical building experience to his work as a property inspector in Gauteng.

TLC Inspect provides independent, non-invasive property inspections for residential, commercial and industrial properties across Gauteng and surrounding areas and throughout South Africa. Property inspector Sean Coetzee provides assessments based on the agreed inspection scope and conditions observed at the property.

Background

Before inspections, Sean worked in steel structures and manufacturing — including the construction of the largest hangar at Wonderboom Airport, and the largest abattoir built in Khartoum, Sudan. That background shapes how a building gets read: as a system of loads, water paths and connections, rather than a list of rooms.

Sean developed TLC Inspect’s reporting approach with reference to relevant National Building Regulations and applicable SANS requirements, supported by practical experience in building defects, water ingress, movement and maintenance.

Credentials

  • SAHITA Certified. SAHITA’s course content is built around the National Building Regulations and applicable SANS requirements.

How we work

Consultation first — what are you deciding, and by when. Then the physical inspection. Findings and recommendations are clearly reported, with photographic and video records where applicable. Budget and cost planning is provided where included in the scope or separately requested.

Where applicable, TLC Inspect can separately quote for remedial work. Project Monitoring or a post-repair inspection is also available where separately appointed.

Independence

TLC Inspect provides independent property assessments and selected remedial works. These are kept separate and are separately appointed.

  • The inspection fee covers the agreed inspection and its deliverables. Repair work is separately quoted and appointed.
  • Where TLC Inspect can undertake identified remedial work, it will be offered as a separate optional quotation.
  • Clients remain free to obtain independent quotations. A Repair Specification can be used to obtain comparable quotations from TLC Inspect or other contractors.
  • Where specialist assessment is warranted — structural engineering, electrical, plumbing or other specialist certification — TLC Inspect will recommend an appropriately qualified specialist.

Where appropriate, inspection findings can assist TLC Inspect in preparing a clear Repair Specification or quotation for remedial work. We provide clear findings, practical recommendations and transparent options. The client decides how and by whom remedial work is undertaken.

Values, as practised

Where a client needs a formal property valuation, that is specialist work in a regulated profession and it is not what we do. We work in partnership with SA Valuations and will refer you to them. A TLC inspection assesses condition; it is not a valuation and does not state what a property is worth.

Coverage
