TLC Inspect

Residential · Commercial · Industrial

We start with a quality inspection — then help you prevent costly damage.

Based in Gauteng. Inspecting properties countrywide.

TLC Inspect provides independent, non-invasive property inspections for residential, commercial and industrial properties across Gauteng, surrounding areas and throughout South Africa. We identify visible defects, explain what they mean and, where required, assist with repairs, maintenance and cost planning.

What’s happening underneath the roof matters too. Visible trusses, supports and the accessible roof cavity can reveal movement, deterioration or signs of water ingress that may not be obvious from outside.

Areas assessed depend on the Inspection, Investigation or Service selected and the agreed scope. Not all areas shown above are included in every offering. For more detail, click here →

The thing nobody tells buyers

The disclosure form you were given says, in its own wording, that it is not a substitute for an inspection.

Since 1 February 2022, an estate agent may not take a mandate without a completed Mandatory Disclosure Form. Useful — but it records only what the seller says they know, and the prescribed form carries a disclaimer stating it should not be regarded as a substitute for any inspections a purchaser may wish to obtain.

You will also read, on a fair number of inspection websites, that “voetstoots no longer applies.” It does. Section 67 did not repeal it. If you would like the version with the legislation quoted and linked, we wrote it up.

Why owners and buyers call us

How TLC Inspect works differently.

We tell you what we exclude, before you book

Every inspection type on this site lists its scope, its inclusions and its exclusions in writing. A concealed defect behind a finish is a concealed defect — we say so up front rather than in a footnote after the fact.

Cost planning where required

Where included in the agreed scope or separately requested, identified work can be supported by indicative budget and cost planning.

You get the footage, not just the write-up

Photographic and video records provide clear visual support for significant findings and a useful record for future reference.

Post-repair inspection available

Available where separately appointed or agreed. TLC Inspect can assist beyond the initial findings, from repair recommendations and specifications to remedial works and post-repair inspections where separately appointed.

NBR & SANS reference

Relevant National Building Regulations (NBR) and applicable SANS standards are considered where appropriate to the inspection scope. TLC Inspect does not issue statutory compliance certificates or specialist certification. Where formal compliance verification or specialist assessment is required, referral to an appropriately qualified professional will be recommended.

From the field

This is what a defect looks like before anyone writes it down.

Boundary wall · movement

Movement / leaning wall

Movement & leaning boundary wall

Visible leaning has caused separation and a gap to develop. Monitor for further movement and assess for remedial work if deterioration progresses.

Leaning boundary wall

An inspection starts at the boundary

A leaning boundary wall is often overlooked by a purchaser and never inspected. A boundary wall can show cracking, movement and deterioration that becomes costly if left unattended. Where closer assessment is warranted, a Boundary Wall Investigation may be recommended.
