Biggest Red Flags in a Home Inspection

What Is the Biggest Red Flag in a Home Inspection?

There is no single defect that is automatically the biggest red flag on every property.

A large crack may look alarming but need fairly straightforward attention. A small damp mark may look insignificant but point to a problem that needs further investigation.

At TLC Inspect, we look at the visible evidence in context.

  • A crack is an observation.
  • A damp mark is an observation.
  • A ceiling stain is an observation.

The important question is:

What could this finding be telling us, and what should happen next?

1. Cracks and movement

Not every crack means that a building has a structural problem.

Its position, direction, extent and the condition of the surrounding building elements all need to be considered.

During an Essential Property Inspection, visible cracks and defects are assessed where they fall within the agreed scope and are readily accessible.

If cracking itself is the main concern, a Building Defect & Crack Inspection provides a more focused assessment.

Where the visible evidence indicates that specialist engineering input is required, we will recommend the appropriate specialist rather than guess.

2. Damp and moisture

Visible damp, water staining, blistering paint or deteriorating plaster should not simply be covered up.

The area where the moisture becomes visible is not always where the water entered the building.

An Essential Property Inspection can identify visible damp and moisture indicators.

Where damp or moisture is the specific concern, a Damp & Moisture Inspection allows us to assess the affected areas more closely, take moisture readings where applicable and consider visible contributing factors.

3. Roof concerns

Roof problems may first appear as a stained ceiling, damp wall or deterioration around the roof edge.

Where relevant and safely accessible, the roof and roof cavity can form part of an Essential Property Inspection.

If the roof itself is the concern, a Roof Inspection provides a more focused visual assessment of areas such as roof coverings, waterproofing, visible roof structure, gutters and downpipes.

4. Boundary walls

Boundary walls can show cracking, leaning, movement, bulging or deterioration.

Where a boundary wall is the specific concern, TLC offers a Boundary Wall Investigation to assess the visible condition and possible contributing factors within the agreed scope.

Sometimes the combination matters most

The biggest red flag may not be one defect.

It may be several findings appearing together, such as:

  • cracking with visible movement;
  • damp with plaster deterioration;
  • ceiling staining with roof concerns; or
  • a leaning boundary wall with cracking or displacement.

Several related findings may justify a closer look.

Where relevant, South Africa’s National Building Regulations and Building Standards Act and applicable parts of SANS 10400 can provide technical context when considering building elements.

This does not mean that TLC Inspect is carrying out a formal statutory compliance inspection, certification or engineering assessment. Our role is to assess and report on the visible evidence within the agreed scope and recommend the appropriate next step where necessary.

So, what is the biggest red flag?

The biggest red flag is a finding — or combination of findings — that should not simply be ignored without considering the next step.

Sometimes it needs maintenance.

Sometimes a focused Inspection or Investigation is appropriate.

Sometimes specialist advice is needed.

A good inspection is not about turning every defect into a disaster. It is about recognising the important findings before they become bigger problems.
