How Much Does a Property Inspection Cost in South Africa?
How Much Does a Property Inspection Cost in South Africa?
One of the first questions clients ask is:
“How much does a property inspection cost?”
There is no single price that applies to every property.
The better question is:
What type of inspection do you actually need?
A focused inspection of important visible concerns is not the same as a detailed Pre-Purchase Inspection or a focused Roof, Damp or Building Defect & Crack Inspection.
Different scopes mean different work.
Why prices differ
At TLC Inspect, we offer different Inspections, Investigations and Property Services because clients need help with different property decisions and concerns.
An Essential Property Inspection provides a focused overview of important, readily accessible areas.
A Pre-Purchase Inspection is more detailed and includes additional assessment of relevant fixtures, fittings, finishes and basic functional checks.
A focused Inspection or Investigation may be more suitable where the client already knows the specific concern.
This is why two quotations headed “Property Inspection” should not automatically be compared as though they include the same work.
What should you compare?
Before choosing an inspection based on price, ask:
- What areas are included?
- Is the roof cavity included where relevant and safely accessible?
- Are visible damp and moisture indicators assessed?
- Are boundary walls included?
- Are fixtures and finishes included?
- Will you receive photographic evidence?
- Will you receive video evidence?
- What type of report is included?
- What is excluded?
- What happens if further investigation is recommended?
At TLC Inspect, our inspection process includes assessment of the findings together with a Photo & Video Report, significant findings and relevant recommendations.
You are therefore not simply paying for time spent walking around the property.
What is not automatically included?
Different TLC Inspections, Investigations and Property Services have different scopes.
For a full list of what is included or excluded, visit our Property Inspection Services or confirm the scope when requesting your quotation.
What about the seller’s disclosure form?
The seller’s disclosure form does not replace an independent inspection.
South Africa’s prescribed Immovable Property Condition Report specifically states that it should not be regarded as a substitute for inspections a prospective purchaser may wish to obtain.
The seller records what they are aware of.
An independent inspection assesses the visible condition of the property within the agreed scope.
Is the cheapest inspection the best?
Not necessarily.
But the most expensive option is not automatically the right one either.
The best starting point is the service that answers the question you actually need answered.
If you are unsure, tell TLC about the property and what you need help with. We can assist in identifying the most appropriate Inspection, Investigation or Property Service.
