What Are the Five Main Types of Property Inspections?

There is no official South African list that divides every property inspection into exactly five types.

Property inspections are carried out for different reasons, so a more useful way to understand them is to look at why the inspection is needed.

For practical purposes, they can be grouped into five broad categories.

1. General Property Condition Inspections

A general condition inspection is useful when you want an overview of the important visible concerns affecting a property.

TLC’s Essential Property Inspection provides a focused visual assessment of important, readily accessible areas.

Depending on the agreed scope, this can include internal and external areas, visible damp, the roof and roof cavity where accessible, boundary walls and visible cracks. It may also identify visible conditions that require maintenance or further attention.

A dedicated Maintenance Inspection remains a separate TLC offering.

It is useful when the question is:

“What important visible concerns should I know about?”

2. Pre-Purchase Inspections

A Pre-Purchase Inspection is specifically intended to help a purchaser better understand the visible condition of a property before buying.

It is more detailed than the Essential Property Inspection and can include relevant fixtures, fittings, finishes and basic functional checks.

The seller’s disclosure form remains important, but South Africa’s prescribed Immovable Property Condition Report makes it clear that disclosure is not a substitute for an independent inspection.

3. Maintenance and Long-Term Planning

Not every inspection involves buying or selling.

A Maintenance Inspection helps identify visible deterioration, defects and maintenance requirements.

TLC also provides a 10-Year Maintenance Plan for longer-term maintenance and budget planning.

For sectional-title schemes, South Africa’s Sectional Titles Schemes Management Regulations include requirements relating to maintenance, repair and replacement planning for common property.

That requirement should not be confused with a general legal requirement for every private homeowner to have a 10-year plan.

4. Rental Entry and Exit Inspections

A Rental Entry / Exit Inspection creates a visual condition record of a property.

Depending on the scope, this can record existing damage, wear and tear, maintenance observations, fixtures, fittings, inventory items and photographic and video evidence.

The Rental Housing Act 50 of 1999 also contains requirements relating to inspections by landlords and tenants.

The purpose is primarily to create a clear record that can later be compared.

5. Focused Inspections and Investigations

Sometimes the client already knows what the concern is.

For example:

  • Why is this wall damp?
  • What is happening with this crack?
  • What condition is the roof in?
  • Why is the boundary wall moving?
  • Should the roof be assessed for a solar installation?

Focused TLC Inspections include:

  • Roof Inspection
  • Damp & Moisture Inspection
  • Building Defect & Crack Inspection

TLC Investigations include:

  • Pre/Post-Solar Roof Investigation
  • Insurance Risk Investigation
  • Boundary Wall Investigation

An Inspection assesses and reports on the visible condition within its scope.

An Investigation looks more closely at a specific concern, possible contributing factors and the appropriate next steps.

Where relevant, South Africa’s National Building Regulations and applicable parts of SANS 10400 can provide useful technical context.

Referencing these technical requirements does not mean that TLC Inspect is carrying out a formal statutory compliance inspection, certification or engineering assessment.

Which inspection do you need?

The useful question is not:

“Which of the five inspection types do I need?”

It is:

“What do I need to understand about this property?”

Once that is clear, choosing the right Inspection, Investigation or Property Service becomes much easier.
